Think traditional marketing is enough to sell your home? Think again. The MLS listing, the flyer, the yard sign, the open house, that checklist was built for a market that doesn’t exist anymore, and on its own, it won’t get you top dollar.
Great agents take all of it and supercharge it, and that’s the difference between a home that sits and a home that sells quickly and for the best possible price.
You’re probably familiar with the basics. An agent lists your property on the MLS, makes up a flyer, sends a mass email to other agents, puts a sign in the yard, posts a few photos on the company website, and hosts an open house or two. Done, right? Well, not exactly. Great agents today make sure that everything they do stands out and is exceptional. They put traditional marketing on steroids, making it just one part of a broader marketing strategy. Here’s what that actually looks like.
Maximum exposure across the MLS and every major site. A great agent won’t just list your house on the MLS. They’ll get it onto all the major real estate sites, and they’llput real effort into how it appears online, since that’s where nearly half of buyers begin their search. There are hundreds of real estate sites out there, and I market my listings across all of them.
A savvy agent also uses the back end of those sites to keep your listing attractive and holding its top position, and posts a full virtual video tour of your home rather than just a handful of photos. In the listing itself, they won’t just cover the basics; they’ll feature the specific things that make your home unique and especially appealing to the right buyer.
Professional photos and video, not smartphone snapshots. Agents who care about doing a superior job won’t just grab a few quick photos and a shaky video on their phone. They’ll bring in a professional photographer and videographer to capture your home’s best features, because great lighting, inviting angles, and high-quality edits genuinely change how a home is perceived.
Video is especially critical. It gets 12 times more shares on social media than text or photos. And when you put some paid ad spend behind that video, you can reach thousands of views and hundreds of hours watched.
3D virtual tours and drone footage that put buyers inside the home. I often use drones to capture parts of the video, and my listings feature interactive 3D virtual reality tours that let prospective buyers feel like they’re really walking through the home. By linking that technology to social media, it’s like hosting a cool open house running 24 hours a day, 7 days a week.
Now that you know what great marketing looks like, here are the questions worth asking before you hire any listing agent:
- What will you do to market my property?
- What potential buyers would you target, and why?
- How exactly will you market to them?
- What do you think makes my home attractive to buyers, and how will you feature it?
- Can you show me examples of your brochures and other marketing materials?
- Is there a text feature that captures buyer information on your lawn signs?
- On what sites will my home be listed, and how often will you update those listings?
- How will you engage my neighborhood?
- What will my home’s website look like?
- Who will take the photos and videos?
- What kind of social media campaigns will you run, and how often will you post?
- Can you show me real examples of reach, engagement, video views, and time watched on your listing ads?
- How do you specifically target buyers who are looking at properties similar to mine?
The answers to those questions will tell you very quickly whether an agent is still relying on the old checklist or genuinely supercharging their marketing to sell your home faster and for the best price.
